Manufactured Homes in Akron, Indiana: How to Read a Floor Plan Drawing

Akron is a small town in eastern Fulton County, a long way from most showrooms. Many buyers here narrow their choice from floor plan drawings before they ever drive to Auburn. That works well, as long as you know how to read what the drawing is telling you about the manufactured home.

Size: nominal versus actual

A home described as “28 by 60” is a nominal size, a convenient label. The actual living space and outside dimensions are usually a little different, because of how the hitch, roof overhangs and walls are counted. The square footage on the drawing is the number to compare between plans.

Reading the drawing

• Room dimensions. Usually written as width by length. Measure your largest furniture at home and check it against the room.
• Doors. A curved line shows which way each door swings. Make sure a door does not swing into the path of a bed or a dresser.
• Windows. Shown as breaks or thin lines in the walls. Note which rooms get morning or evening light once you know how the home will sit on the lot.
• The marriage line. On a multi-section home, a line down the middle shows where the sections join on site.
• Optional features. Dashed lines or notes often mark options, such as a fireplace or a different kitchen island, that are not part of the base home.

Check it against the lot

Hold the drawing up against your lot plan. Which side will face the road, where is the front door, and where do the driveway and utilities arrive? A home that fits the land the right way round is easier to live in. Our Howe post covers siting the home on acreage.

Do renderings and photos match the drawing?

Not always. They can show optional features not included in the base home, so read the plan’s standard features list.
