Manufactured Homes in Montpelier, Indiana: The Paperwork to Keep

Montpelier is a small town on the Salamonie River in Blackford County. Buyers here often keep a home for decades, which makes one unglamorous job matter more than it looks: keeping the paperwork. The documents that come with a new manufactured home answer questions from insurers, lenders, assessors, warranty departments and, one day, a buyer.
The documents to file
- Purchase agreement. The signed agreement lists the home, its options and the terms of the sale.

How to keep them
Keep the originals in one fire-resistant folder or box, and scan or photograph every page into a second copy stored somewhere else. When you call about a warranty item or an insurance claim, you will have the serial number and dates in front of you.
Why it pays off
A complete file makes refinancing, insuring, appealing a tax assessment and selling the home far easier. A buyer’s lender may ask for the same documents you were given.

What if I lose the title?
Contact the Indiana Bureau of Motor Vehicles or your county office, depending on how the home is titled, about a replacement.
