South Whitley is a small town on the Eel River in southwest Whitley County. Buyers from around here tend to plan carefully — land, foundation, delivery date — and then leave the insurance call until the week before move-in. That is late. If you finance the home, the lender will want proof of coverage before closing, and if you are paying cash, you still want the home covered from the day it arrives.

Start the call early

Call two or three insurers once you have picked a floor plan. Tell them it is a new HUD-code manufactured home, give them the model, the size and the year, and tell them where it will sit and on what kind of foundation. Not every company writes policies on manufactured homes, and the ones that do will ask different questions. Starting early leaves you time to compare.

Questions worth asking

  • Replacement cost or actual cash value? A replacement-cost policy pays to replace the home; an actual-cash-value policy subtracts depreciation. Ask which one you are being quoted.
  • What about the things attached to the home? Porches, decks, skirting, steps and a detached garage may be covered differently, or not at all.
  • Wind and hail. Ask how storm damage is handled and what the deductible is for it.
  • Flood. Standard policies usually exclude flood. If your parcel is near the river or in a mapped flood zone, ask about a separate flood policy.
  • How the home is titled and placed. A home on land you own on a permanent foundation may be written differently from a home on a leased lot.

Keep your paperwork together

Keep the sales documents, the home’s data plate information, your installer’s paperwork and photos of the finished home in one place. An insurer will ask for some of it at the start, and all of it if you ever file a claim.
