Manufactured Homes in Andrews, Indiana: The Costs That Come After Closing

Andrews is a small town on the Wabash River in western Huntington County. Buyers here tend to plan carefully, and the question that catches people out is not the price of the home. It is what a manufactured home costs to own month after month, once the paperwork is signed.
List every ongoing cost
- Property tax. How the home is taxed depends on whether it is titled as personal property or real estate. Our LaGrange post covers titling and taxes.
- Insurance. Your lender will ask for it. Our South Whitley post covers insuring the home.
- Loan payment. If you finance, ask each lender you apply to for the full monthly figure, including any escrow.
- Lot rent. Only if the home sits in a land-lease community. Our Laotto post covers owning land versus leasing it.
- Utilities. Electric, heating fuel, water or well power, trash and internet.
- Upkeep. Furnace filters, gutters, caulk, skirting and septic pumping if you have one.
Utilities depend on choices you make now
The heating fuel, the size of the home and the insulation package all change the monthly bills. Our Cromwell post covers heating fuel on a rural lot, and our Fremont post covers insulation for northern winters. Ask your utility providers what similar homes nearby use in a year.
Set aside for upkeep
Every home needs care. A small amount put aside each month means a worn part does not become a surprise. Our Kimmell post covers first-year care.
Put it on one page
Write each cost on one sheet, by month. Compare that total with what you pay now in rent or a mortgage. That page is a better guide to what you can afford than the price of the home alone. Our Portland post covers moving from renting to owning.
Common questions
Do you help with financing?
No. We do not offer or arrange financing. We can give you a list of lenders our customers have used, and you choose your own.
Are property taxes the same everywhere?
No. They vary by county and by how the home is titled. Ask the county assessor.
