Manufactured Homes in Bluffton, Indiana: Selling Your Current House First

Bluffton is the county seat of Wells County, on the Wabash River south of Fort Wayne. Many of the buyers we hear from here already own a house — often an older two-story they raised a family in — and want something newer, smaller or easier to keep up. The home is the easy part. The hard part is timing: selling one house and moving into another without carrying both, or ending up with nowhere to live for a month.

Three ways to sequence it

  • Sell first, then order. The cleanest financially. The catch is that you may need somewhere to live while the new manufactured home is built and the site is prepared — usually 8 to 12 weeks from order to move-in.
  • Order first, sell during the build. Popular when the land is already yours. List the house once the order is placed and the site work is scheduled, so the closing lands near move-in day. It works best when you are confident about your sale.
  • Sell with a delayed possession date. Some sellers negotiate a closing or possession date that gives them a few extra weeks in the house. Your real estate agent can tell you what buyers in your market will accept.

Which one fits depends on your finances, your land and how quickly houses are selling in your neighbourhood. Talk it through with your agent and your lender before you sign anything; you choose your own lender, and the financing guide explains the loan types in plain language.

Measure what you are taking with you

A move from a bigger house means deciding what fits. Measure the pieces you are keeping — the dining table, the bed, the piano — and compare them with the room dimensions on the floor plans. Bring the measurements to the showroom; walking a home with real numbers in hand settles a lot of questions quickly.

Keep the site work on schedule

Whichever order you choose, the site has to be ready when the home is. Your own contractors handle the foundation, utilities and setup; we sell the home and arrange delivery. The site work guide lays out the sequence, and the pricing guide publishes typical site-work ranges so the budget is not a surprise.

Common questions

How long between ordering and moving in?

Usually 8 to 12 weeks. The factory build is 6 to 8 weeks, and your site work runs alongside it.

Should I sell before I order?

It depends on your finances and your market. Ask your agent and lender, then choose the order that leaves you the least exposed.
