Manufactured Homes in Warsaw, Indiana: New or Used — What to Weigh

Warsaw is the county seat of Kosciusko County, lake country on US-30 west of Columbia City. Buyers from here often start the same way: there is a used manufactured home for sale down the road, and they want to know whether it is a better deal than a new one. Sometimes it is. Start with the age and the label
Every manufactured home built since June 1976 carries a red HUD certification label on the outside of each section and a data plate inside, usually in a kitchen cabinet or bedroom closet. The data plate tells you the year, the manufacturer and the wind and roof-load zones the home was built for. A home without them, or built before the HUD code, is a different conversation entirely — and some counties and lenders treat it very differently.
Count the whole cost, not the asking price
A used home that has to be moved is not just its price. Add:
- Taking it down and moving it — disconnecting, transporting and re-setting a home that has already been installed once.
- Setup on your site — the same foundation, utilities and set-up a new home needs.
- Repairs — roof, furnace, water heater, flooring, windows. A home inspector who knows manufactured homes can tell you what you are buying.

Paperwork, financing and warranty
Check that the seller holds a clear title. Ask your lender how they finance a used home versus a new one, since terms can differ; you choose your own lender, and our financing guide explains the loan types. A new home comes with the manufacturer’s limited warranty; a used one usually does not.
