Pleasant Lake is a small town in southern Steuben County, a few minutes off I-69 and not far from our Auburn lot. A lot of the buyers we meet from around here are not first-time buyers at all. They are selling a two-story house, or moving closer to family, and the question on their mind is simple: will I still be comfortable in this home when my knees are twenty years older?

Every room on one floor is only the start

A Champion manufactured home is single-level by design — no stairs to the bedroom, no basement laundry. That is a real advantage, but it is not the whole answer. Two homes with the same square footage can be very different to live in if you use a walker, a cane or a wheelchair, or if you might one day. Walk the floor plans with these in mind:

  • Hallway width and turns. A straight, short hallway is easier than one with a dog-leg.
  • The primary bathroom. Look at the shower, not just the tub. A walk-in shower is easier to live with than a tub you have to step over, and space beside the toilet matters if a grab bar goes in later.
  • Laundry location. Near the bedrooms means fewer trips carrying baskets.
  • Kitchen layout. An open plan with room to turn beats a narrow galley.

Plans vary, and so do the factory options. Bring a tape measure and your actual needs to the showroom and ask which options a specific plan offers — do not assume a feature is available from a photo.

The steps at the front door are a foundation decision

The one thing a floor plan cannot show you is how high the front door will be off the ground. That is set by the foundation your contractor builds — piers, a crawlspace, a raised pad — and it decides how many steps you climb every day, or how long a ramp would need to be. If a ramp or a low entry matters to you, tell your site contractor before the foundation is designed, not after. Lake-area parcels

Steuben County is lake country, and a parcel near the water can carry lake-association covenants on top of county zoning. Read the covenants and ask the county plan commission about your specific parcel before you buy. Our zoning guide lists the questions to ask.

Common questions

Single-section or multi-section for downsizing?

Both work. Single-section Prime and Aspire homes keep the footprint small and the upkeep light; a multi-section home gives wider rooms, which is often what makes a wheelchair workable. See single-wide vs double-wide.

Can I see the homes without a long walk?

The showroom is open Monday to Friday 9–5 and Saturday 10–4. Call ahead and tell us which plans you want to see, and we will point you straight to them.
