Manufactured Homes in Roanoke, Indiana: How to Compare Two Quotes Line by Line

Roanoke sits in the northeast corner of Huntington County, close enough to Fort Wayne that many buyers here shop more than one dealer before they choose a manufactured home. That is sensible. The hard part is that two quotes rarely list the same things in the same way, so a lower total can simply mean something was left out.

Start by matching the home itself

Before you compare totals, make sure both quotes describe the same house:

  • Manufacturer, series and model number. Two homes with similar names can be different plans, widths or lengths.
  • Size and sections. Single-section or multi-section, and the overall dimensions.
  • Construction code. A HUD-code manufactured home and a modular home are built and permitted differently; make sure you are comparing like with like.
  • Options. Siding, roof pitch, windows, insulation packages, appliances, flooring and any upgrades should each be named. “Upgraded package” without a list is not something you can compare.

Then sort every cost into its own line

A useful quote separates the home from everything that happens around it. Put both quotes side by side under these headings:

  • The home and its options.
  • Freight — delivery from the plant to your site.
  • Site work and setup — foundation, utilities, setting the home, skirting. Many buyers hire these from their own contractors; check whether either quote includes them, and if so, exactly what is covered.
  • Fees and taxes — titling, permits and sales tax, so neither total hides them.

If one quote has a line the other does not, ask about it before you compare the bottom numbers. Our pricing guide explains what each part usually covers.

Questions to ask each dealer

  • Is this price for the exact model number and options listed?
  • What is and is not included in freight?
  • How long is the quote good for, and what could change it?
  • What does the manufacturer’s warranty cover, and who handles a warranty visit?

How we quote

We quote every Champion home line by line — the home, each option and the freight on their own rows. Site work and setup are yours to contract with the crews you choose, so they are not buried in our number. Browse the floor plans and ask for a quote you can lay next to any other.

Common questions

Is the lowest total the best deal?

Only if both quotes cover the same home, the same options and the same services. Match them first.

Should I compare monthly payments?

Compare the purchase first. Financing is a separate decision you make with the lender you choose.
