Manufactured Homes in Upland, Indiana: Hiring Your Own Site Contractors

Manufactured Homes in Upland, Indiana: Hiring Your Own Site Contractors

Upland is a small college town in eastern Grant County. Buyers here, as everywhere we deliver, hire their own contractors for site work, foundation and set-up. We sell and deliver the manufactured home, and the work that touches your land is between you and the people you hire. Here is how to hire them well.

Get every quote in writing

Ask each contractor for a written quote that lists exactly what they will do and what they will not. A quote that says “site prep” with one number tells you very little. Our Roanoke post covers reading a quote line by line.

Know who does what

A typical job can involve several trades. Make sure each piece has an owner:

  • Clearing, grading and the driveway.
  • The foundation or piers.
  • Setting and anchoring the home.
  • Electric, water or well, and septic or sewer connections.
  • Skirting, steps and any porch or deck.

Any gap between two contractors’ quotes is a job no one has agreed to do.

Questions to ask each one

  • Are you licensed for this work where required, and insured?
  • Who pulls the permits, and who schedules the inspections?
  • When can you start, and how long will it take?
  • What do you need from me, and by when?
  • How do you want to be paid, and when?

Line the schedule up with delivery

The site must be ready before the home arrives, and set-up follows delivery. Share your delivery window with every contractor. Our Monroeville post covers working backward from move-in.

Keep a file

Keep every quote, contract, permit and receipt together. Our Montpelier post covers the paperwork to keep.

Common questions

Do you do site work or set-up?

No. You hire and pay your own contractors.

Can you tell me which office handles permits?

We can tell you which county office answers for your area. The permits and inspections themselves are between you, your contractors and that office.

Where to next?
